Water Leakage Detection Without Breaking the Slab: Acoustic, Thermal and Tracer Methods

A water stain on a ceiling in Riyadh is usually a long way from the leak that caused it. Water travels along pipes, conduits, slab soffits and cavities before it appears, and the usual response — break the slab where the stain is — finds nothing and creates a second problem. Non-destructive leak detection exists to put the breaker in the right place, once, or to avoid it altogether. Start with the water, not the stain

The first step is to establish what water it is. Domestic supply and chilled water are under pressure and leak continuously; drainage and rainwater leak only when in use; condensate appears with the cooling load; irrigation and groundwater have their own timing. A few simple observations — does the patch grow overnight, does it follow rain, does it dry in winter — narrow the list before any instrument comes out. Pressure testing of individual systems (isolating a line and watching a gauge) confirms whether a pressurised system is losing water and roughly how fast.

Acoustic detection

Pressurised water escaping through a crack or joint makes noise — a hiss or rush at frequencies a ground microphone or contact sensor can pick up through concrete, screed and tiles. The inspector walks the line of the suspected pipe with the sensor, listens and maps the loudest point; correlation between two sensors can locate a leak between them on a long run. Acoustic methods are the workhorse for buried and embedded supply pipes, chilled-water risers and pipes under screeds, and they work through finishes without damage. They struggle in noisy plant rooms and with very small leaks at low pressure.

Thermal imaging

A radiometric infrared camera shows temperature differences on surfaces: a chilled-water leak cools the slab around it, a hot-water leak warms it, and evaporation from a wet area cools it. Thermography maps the extent of wetness behind tiles, under screeds and inside walls without touching them, and it often shows the path the water has taken from source to stain. It is fast over large areas — a whole floor of a car park soffit in an hour — and it is the method of choice for roofs and façades after rain, and for tracing chilled-water leaks. Its limit is that it shows temperature, not water; a cold spot has to be confirmed with a moisture meter. Our surveys use FLIR radiometric cameras operated by Level II certified thermographers.

Moisture mapping

Non-invasive moisture meters (capacitance or radio-frequency) and pin meters measure moisture in the surface layer and are used to confirm what the camera shows, to draw the boundary of a wet area on a plan, and to track whether it is drying or growing between visits. Repeated readings over weeks separate an active leak from residual construction moisture.

Tracer methods

Where the source is a drain, a shower tray, a planter or a roof detail rather than a pressurised pipe, dye or tracer testing is used: a coloured, harmless dye is added to the suspected source and the appearance of colour at the stain confirms the path. Tracer gas — a hydrogen/nitrogen mix introduced into an isolated pipe and detected at the surface with a sniffer — locates small leaks in embedded supply pipes when acoustic methods cannot. Flood testing of wet areas and roofs, with the outlet blocked and the area filled for a set period, checks waterproofing membranes in a controlled way.

What the report contains

The systems tested and their pressure-test results, thermal and visual images with the wet areas outlined, moisture readings on a plan, the located leak point with photographs and dimensions from fixed references, and a recommended opening location or repair. Where the leak cannot be located without opening up, the report says so and limits the opening to the smallest area that will expose it. That is the difference between one opening and five.

Why independent

Leak investigations are often commissioned in a dispute — between a contractor and a client, an owner and a tenant, or an insurer and a claimant. What to provide

Photographs of the symptom and its history, drawings of the pipework and drainage in the area if available, access to isolate systems for pressure testing, and access above and below the affected area. Send these through the inspection request form and we will propose the sequence of tests.

A worked example: a chilled-water leak under a lobby floor

A ground-floor lobby in a Riyadh office building had a damp patch that grew each day and had already had one slab opening made at the stain, which found dry pipe. The chilled-water circuit serving the fan coil units on that floor was isolated and pressure-tested and lost pressure steadily — the system was identified. Thermal imaging of the floor showed a cold band running from a fan coil unit riser diagonally under the corridor to the stain, four metres from the earlier opening: the water was travelling along the pipe insulation. Acoustic detection along the band located the loudest point at a joint near the riser. A single opening there exposed a failed compression joint; the repair, re-pressure test and a thermal re-check a week later closed the case. The report carried the pressure-test readings, the thermal images with the wet band outlined, the acoustic readings along the run and the opening location dimensioned from the riser.

What to ask for in a leak investigation proposal

  • Which systems will be pressure-tested and how they will be isolated.
  • Which methods will be used and in what order.
  • Whether repeat moisture readings are included to confirm drying.
  • Report format: images, readings on a plan, the located point and a recommended opening.
  • Confirmation that the inspection firm does not carry out the repair.

Frequently asked questions

Can you find a leak without opening the floor?

In most cases yes — pressure testing identifies the system, acoustic sensors and thermal imaging locate the point, and moisture mapping confirms it. Where an opening is unavoidable, the report limits it to the smallest area.

Which method finds a leak under tiles?

Does thermal imaging see water?

It sees temperature. Leaking water changes surface temperature by cooling, warming or evaporation, which the camera maps; a moisture meter then confirms the reading.

Typically half a day to a day per area, plus repeat moisture readings over one to two weeks where it is necessary to distinguish an active leak from drying construction moisture.
